We are seeking candidates for the position of Manager of Office Space Facilities (7076) in the B&B/Bridges & Buildings.

Salary Range: Min: $99,996.00 - Mid: $125,008.00 - Max: $150,020.00
OVERALL DESCRIPTION
Responsible for the oversight of design, and the coordination of construction for Authority office space relating to the renovation, reconfiguration, and consolidation of existing facilities in order to maximize space efficiencies and cost effectiveness of real estate within the Authority. Manages construction and maintenance related activities for Authority office space in concert with contracted (third party) and Authority (Local 234) building operations management teams. Reviews tenants' rehabilitation, reconfiguration and repair specifications and acts as the Authority's owner representative in negotiations with tenants to assure best interests of Authority's assets. Liaison between management and organized labor for the distribution of contracted construction work within the Authority's headquarters facilities.
SPECIFIC RESPONSIBILITIES
- Interfaces with all departments and divisions with the objective of maintaining established corporate standards for office space within the Authority. Oversees planning and implementation of reconfigurations, consolidations and relocations and is responsible for maintaining project scope, policies and procedures. Consults with all levels of SEPTA management where necessary in project/program implementation.
- Develops and maintains corporate facility standards, practices, policies and procedures, with updates as needed in response to changing business conditions.
- Reviews project scope, details and specifications and identifies and evaluates various scope issues.
- Researches, evaluates and compiles data that documents project status and compliance with established scope of work. Prepares periodic reports that identify and describe project compliance with respect to established scope of work and/or required corrective action.
- Takes project lead position and directs all parties involved during construction and/or procurement stage of a project. This includes project management, construction management, and coordination with government agencies and SEPTA operations departments.
- Recognize any flaws which may arise during in-house or third party contracted projects and institute corrective measures.
- Prepares request for proposal solicitations, manage consultant contracts, and coordinate design contracts and review with relevant departments. Represent the Authority in meetings with special interest groups and/or local communities, and present designs at public meetings.
- Directs building management in the application of short-term and long-term facility related design and maintenance issues.
- Manages leasing for 1234 Market Street and other facilities as assigned, where space is, or becomes available to let including retail at Suburban Station, 69th Street, and Frankford Transportation Center.
- Assists Director of Engineering/Design in the furtherance of their duties.
- Complies with all Authority and departmental safety and security policies and procedures as well as all applicable job safety responsibilities. Reports any safety concerns, compromises or hazards affecting operations, the public, self and/or other employees. Responsible for personal safety and is encouraged to promote the safety of others.
- Perform other duties as assigned.
QUALIFICATIONS AND EXPERIENCE
- Bachelor's degree or higher in architecture, engineering or related equivalent and eight (8) years experience required. Certification for facilities management (CFM) desirable.
- An equivalent combination of education and experience (i.e., two years of related experience, equating to one year of formal post high school education) may be considered in lieu of the above requirements.
- Five (5) years or more of progressively responsible facilities management /architectural engineering project management experience, including management responsibility for $500,000 design value projects required.
- Knowledge of facilities design and construction project initiation, development, controls (both schedule and work products/deliverables), and close-out required.
- Proficiency on personal computers, including software related to computer assisted design, project scheduling, and budgets and a working knowledge of management information systems use and applications required.
- Excellent interpersonal, verbal and written communication skills required. Position requires interface with different internal departments, preparation of technical and policy-level reports, and verbal presentations
